The real estate industry is evolving amid a prolonged period of higher interest rates, capital market adjustment, affordability pressures, and shifting demand patterns. While industrial and multifamily assets continue to show relative resilience, the office sector remains in the midst of a structural reset, and retail performance reflects ongoing bifurcation. On the residential side, limited supply, affordability challenges, and demographic trends continue to shape buyer and renter behavior. Join us as leading industry experts share their perspectives on risks, opportunities, and where the real estate markets may be headed in 2026 and beyond:
- Anthony Chang is Co-Founder and Managing Principal at the Silverline Equities. He has nearly three decades of experience with a strong emphasis on repositioning mixed-use spaces, coupled with eighteen years as a market expert in the DC and Northern Virginia markets.
- David Millard has over 30 years of experience in commercial real estate in the Washington Metropolitan area marketplace. He joined the McLean office of Avison Young as a Principal in April 2011. Formerly, he was an Executive Director with Cushman & Wakefield, which he joined in early 2004.
- Saifaldin (Saif) Rahman is a Managing Partner with RJ Real Estate Group where he oversees development projects, land acquisition, and entitlement processes for mixed-use, residential, and commercial properties across multiple counties in Northern Virginia. He brings over 20 years of experience in community planning and public service.
- Keith Waters is the Assistant Director of the Center for Regional Analysis and the Stephen S. Fuller Institute at George Mason University (GMU). His applied research centers on topics relevant to the Washington region, such as the labor market, housing, and infrastructure issues.

Walking directions to the Mason Square Campus: Take the Orange line or Silver line. Exit at the Virginia Square-GMU station. When you exit the station via the escalator, you will be facing 9th Street with North Monroe Street to your left. Walk away from 9th Street along North Monroe Street to Fairfax Drive (there is a 7-Eleven on the opposite side of the street). Turn right on Fairfax Drive. Walk approximately 0.2 miles to reach the campus.
